DRAFT PLAN PHASE:

1. DEFINING THE SPECIFIC NEEDS OF THE CLIENT (PROGRAMMING)

We assess the needs of our clients during a personal consultation. We also ask them to provide pictures to learn their taste and ideas as much as possible. It is of utmost importance that we understand and get the feel for our clients’ world as much as possible. The above and the answers to our questions will help us define the specifications of the design task.

2. DEFINING SPACE FUNCTIONS, DESIGNING FLOOR PLANS (DESIGN CONCEPT)

At the very beginning of the design process, room functions and their correspondence have to be defined. As a result of that definition process, we prepare floor-plan variations and recommendations. In the Draft Plan Phase, we must meet the Client regularly, whose active contribution is also necessary for the progress of the project.

3. CREATING WALL VIEWS, SKETCHING AND 3D VISUALIZATION (DESIGN DEVELOPMENT)

Once the flor plan is finalized, we can start sketching and creating 3D visualizations. We create wall views and visualization plans both by hand and by computer. We provide visualizations by images reflecting atmosphere, style, colours and lights.

4. FINAIZING AND APPROVAL OF THE DRAFT PLAN

The Draft Plan or Concept Plan already includes the functionalities and looks of the interior space without the technical solutions. Following the approval of all details during a several-step approval procedure, this phase of planning is closed. Following this phase, only minor technical details can be changed.

CONSTRUCTION PLAN PHASE:

5. PROCESSING THE DRAFT PLAN

We fill up the finalized and approved Draft Plan with technical content (demolition, construction, finishing, tiling, lighting details, unique furniture designs and hubs, etc.) to make construction details unequivocal for contractors. During this phase we involve co-designers if necessary, like building services engineers, structural engineers, electrical engineers. Elaborating the Construction Plan is a time-consuming studio work. It does not require regular coordination with the Client.

6. ELABORATING FURTHER DETAILS

In this phase, working together with the Client, we define details like the unique setup of storage spaces and wardrobe/cupboard interiors, as well as the location of electric connection points and lights, etc.

7. CONSIGNMENT

We make recommendations on materials, surfaces, colours, tiles, fixtures, sanitary installations, lamps and commercially available furniture to be used. This marks the end of the Construction Plan Phase, when the Construction Plan, including the consignment list, is printed.

SITE SUPERVISION:

8. SELECTING THE CONTRACTORS

We make recommendations for general and specialist contractors, we recommend partners whom we regularly work together. We are happy to provide assistance during the selection of contractors in cases when the Client, based on the construction plan, asks for offers from contractors whom are not our partners.

9. PROCUREMENT

This is the time to purchase the finishing materials, tiles, sanitary installations, furniture, etc. To achieve the best possible results, we have to make the final decisions together with the Client. We can assist our clients with recommendations on vendors and with our extensive network of suppliers.

10. DESIGNER SITE SUPERVISION

If the Client so requests, we can assist construction works on site by answering any questions which may arise and by supervising whether the as-built technical content corresponds to the technical content planned.
