DRAFT PLAN PHASE:

1. CLIENT BRIEF (PROGRAMMING)

We assess our clients' needs during an initial consultation. We also ask them to share reference images that help us understand their preferences, lifestyle and aesthetic vision. It is essential for us to understand how our clients live and what kind of spaces they aspire to create. This information, together with our discussions, forms the basis of the design brief.

2. ANALYSIS, SPACE PLANNING AND FLOOR PLAN DEVELOPMENT (DESIGN CONCEPT)

We begin by carefully analysing the architectural characteristics and existing conditions of the property. Based on both the client's requirements and the opportunities offered by the space, we define the function of each room and the relationships between them at the very beginning of the design process.

This analysis forms the basis for developing alternative floor plan layouts and spatial planning proposals. During the Concept Design phase, regular meetings with the client are essential, as their active participation and feedback are an integral part of the design process and its successful progress.

3. INTERIOR ELEVATIONS, SKETCHES AND 3D VISUALISATIONS (DESIGN DEVELOPMENT)

Once the floor plan has been finalised, we begin developing the interior in greater detail. We prepare interior elevations, hand sketches and 3D visualisations to communicate the atmosphere, materials, colours, lighting and overall character of the future space.

4. CONCEPT DESIGN APPROVAL

The Concept Design defines the layout, spatial organisation and overall appearance of the interior without the detailed technical documentation required for construction. Once all design decisions have been approved through a step-by-step review process, this phase is completed. From this point onward, only minor technical adjustments can be made.

CONSTRUCTION PLAN PHASE:

5. CONSTRUCTION DOCUMENTATION

The approved Concept Design is developed into a comprehensive set of construction drawings, including demolition plans, new construction, finishes, tiling layouts, reflected ceiling plans, lighting, bespoke furniture details and all technical information required for construction. Where necessary, we collaborate with structural, mechanical and electrical engineers. This is a detailed studio-based phase that requires minimal coordination with the client.

6. DETAILED DESIGN DEVELOPMENT

Together with the client, we refine all remaining details, including bespoke storage solutions, wardrobe interiors, electrical layouts, lighting positions and other functional elements to ensure every aspect of the project is fully resolved before construction begins.

7. CONSIGNMENT

We make recommendations on materials, surfaces, colours, tiles, fixtures, sanitary installations, lamps and commercially available furniture to be used. This marks the end of the Construction Plan Phase, when the Construction Plan, including the consignment list, is printed.

CONSTRUCTION PLAN PHASE:

5. PROCESSING THE DRAFT PLAN

We fill up the finalized and approved Draft Plan with technical content (demolition, construction, finishing, tiling, lighting details, unique furniture designs and hubs, etc.) to make construction details unequivocal for contractors. During this phase we involve co-designers if necessary, like building services engineers, structural engineers, electrical engineers. Elaborating the Construction Plan is a time-consuming studio work. It does not require regular coordination with the Client.

6. ELABORATING FURTHER DETAILS

In this phase, working together with the Client, we define details like the unique setup of storage spaces and wardrobe/cupboard interiors, as well as the location of electric connection points and lights, etc.

7. MATERIAL & PRODUCT SPECIFICATION

We prepare a comprehensive specification of materials, finishes, colours, tiles, sanitary ware, lighting fixtures and furniture. This document enables the client and contractors to procure the selected products accurately and marks the completion of the Construction Plan Phase.

SITE SUPERVISION:

8. CONTRACTOR SELECTION

We can recommend trusted general and specialist contractors with whom we regularly collaborate. If the client chooses to obtain quotations from other contractors, we are happy to assist in evaluating the proposals and selecting the most suitable team.

9. PROCUREMENT

This is the stage when materials, finishes, sanitary ware, lighting and furniture are purchased. We assist our clients throughout the selection process, drawing on our extensive network of trusted suppliers to achieve the highest possible quality.

10. DESIGNER SITE SUPERVISION

If requested, we provide designer site supervision throughout construction. We answer questions that arise on site, review the implementation of the design and help ensure that the completed work faithfully reflects the approved design documentation.
